Overview

Reporting to the Director of Property & Development, this is a fantastic opportunity to shape the future of our estate and play a pivotal role in the next phase of our growth.

 

You'll lead our acquisition and new format strategy, building a strong pipeline of opportunities that supports our long term ambitions. From identifying and securing new sites to exploring innovative formats, you'll turn strategic vision into reality, working closely with senior stakeholders and external partners to bring plans to life.

 

This is a role for someone who enjoys thinking strategically while making commercially sound decisions that deliver real results. You'll provide leadership and governance across acquisition and new format activity, ensuring opportunities are thoroughly assessed, prioritised and aligned with our customer proposition, brand ambitions and financial goals.

Responsibilities

  • Own and evolve the acquisitions and new formats strategy, aligned to wider business and property objectives
  • Develop and maintain a strong pipeline of opportunities across new sites and formats
  • Translate strategic priorities into clear plans, targets and delivery roadmaps
  • Lead the identification and assessment of new site opportunities, including new market entry and format innovation
  • Ensure robust commercial, financial and operational evaluation of all opportunities
  • Provide recommendations and business cases to support investment decisions
  • Provide oversight and governance of acquisition and new format activity, ensuring delivery is on track against agreed plans
  • Set clear direction for cross-functional teams and ensure alignment across Property, Operations, Finance and other key stakeholders
  • Manage risk effectively, ensuring decisions balance pace with long-term sustainability
  • Build and maintain strong relationships with agents, landlords, developers and other external partners
  • Represent the business in negotiations, securing commercially strong and mutually beneficial outcomes
  • Benchmark against market trends and competitor activity to inform strategy
  • Build and maintain effective, collaborative relationships across the business to enable delivery
  • Lead, coach and develop a high-performing and inclusive acquisitions and new formats team.
  • Set clear, aligned objectives; hold quarterly check-ins; and provide timely, constructive feedback to support individual and team performance, recognising strengths and addressing development areas.
  • Support and empower the team with effective engagement plans, supporting agreed actions and activities using the latest engagement insight
  • Build team capability through coaching, development planning and stretch opportunities, growing commercial and technical expertise. Represent the estate externally — maintaining market awareness, landlord and agent relationships, and sector insight to strengthen negotiating positions and identify opportunities.
  • Act as a senior member of the Property leadership team, working collaboratively to support and deliver on Department objectives
  • Drive continuous improvement in what we do, using networks and external insight to influence and support future change/development and continuous improvement.

Qualifications

  • Proven experience in retail property acquisitions, multi-site expansion or new formal development, with a track record of identifying and securing leasehold opportunities in a fast-paced environment.
  • RICS-qualified; equivalent depth of experience in a senior client-side estate role will be considered.
  • Demonstrated ability to lead an acquisitions programme end-to-end — from site identification and appraisal through to heads of terms and legal completion — with evidence of delivering at pace without compromising commercial rigour.
  • Strong transactional experience in site negotiation, deal structuring and due diligence, with an established network of agents, landlords and developers.
  • Ability to lead multi-disciplinary property teams, including performance management, capability development and succession.
  • Experience working cross-functionally with Finance, Operations, Legal, Customer Insights, Marketing Logistics and Construction to ensure acquisitions are commercially viable and operationally deliverable, with a clear understanding of business case requirements and capital governance.
  • Able to communicate and influence effectively at senior level, able to present clear strategies and recommendations to Board and Executive audiences.
  • Experience leading and signing heads of terms and associated legal documentation within agreed governance frameworks, with a clear understanding of approval thresholds and escalation.
  • Ability to maintain and manage a structured acquisitions pipeline, providing clear visibility of status, risks and priorities to senior stakeholders.
  • Experience supporting or leading the development of new retail formats, including smaller footprint stores, non-traditional locations or partnership models, from concept through to testing and rollout.
  • Comfortable operating in a field-based, high-activity environment — managing multiple live opportunities simultaneously while maintaining pace, accuracy and clear ownership of next steps.
